In Rhode Island, that question has a real answer, and it's shorter than most people expect. But it's also more specific than the "close in 24 hours!" promises you'll see from out-of-state lenders. Rhode Island has its own closing rules, and they set a floor on how fast any loan can fund here, no matter who you borrow from.

Here's the honest version: what's realistic, what slows deals down, and what you can do this week to be ready.

The short answer

A hard money loan on a Rhode Island investment property can close in about seven to ten days when the deal is clean and the borrower is prepared. Ten to fourteen days is a very normal range. Thirty days usually means something went sideways, not with the loan, but with the title, the municipal paperwork, or the property itself.

Compare that to a conventional mortgage, which typically runs 30 to 45 days, and you can see why investors use this financing at all. You're not buying a cheaper loan. You're buying a calendar.

Days 7–10 — Close and fund. You sign, we fund, the attorney records the deed and mortgage with the city or town, and you start work.

What actually slows a Rhode Island closing down

This is the part national lenders skip, and it's the part that decides whether you close in a week or in three.

Rhode Island requires an attorney

A 2020 Rhode Island Supreme Court decision confirmed that examining and certifying title, and drafting or reviewing the deed, must be done by a licensed Rhode Island attorney. Rhode Island is an attorney-closing state, so your closing date depends partly on an attorney's calendar.

What to do: line up your closing attorney before you're under contract, not after. Investors with a regular attorney close dramatically faster than investors who start calling around on day four.

The municipal lien certificate

This is the Rhode Island wrinkle out-of-state lenders miss. Before closing, your attorney orders a municipal lien certificate from the city or town, which confirms any unpaid taxes, water, sewer, and other municipal charges against the property. The city or town controls how fast it comes back, and some offices are quicker than others.

Final water and sewer readings often have to be ordered too. None of it is hard, but all of it lives on the municipality's clock, not yours, so it has to be requested early.

Town-by-town recording

Rhode Island doesn't record deeds at the county level. Each of the state's 39 cities and towns keeps its own land records, and turnaround varies from one clerk's office to the next. If you're buying in a town you've never worked in before, ask your attorney early what recording there typically looks like.

The title search

A title search looks for undischarged mortgages, old liens, attachments, and probate gaps. On a clean property it comes back quickly. Estate sales, foreclosures, and homes passed between family members without clean paperwork take longer. That's not a reason to skip the deal. It's a reason to order the search on day one.

Your entity and insurance paperwork

Business-purpose loans usually close in the name of an LLC. If the LLC doesn't exist yet, you're now waiting on the Secretary of State before you can wait on anything else.

Insurance is the same. A builder's risk or investor policy with the lender listed correctly takes a day or two to bind. It's a small item that has delayed more closings than any underwriting question.

Access to the property

Someone needs to see the property. If it's vacant, boarded, tenant-occupied, or the seller is slow to arrange access, that's dead time on your calendar that no lender can fix.

If you're buying a rental you plan to hold, and there's no competing offer and no deadline, a DSCR loan may fit better and cost less over the life of the deal. If you're buying a stabilized property with a 45-day close and nobody breathing down your neck, use the slower money.
