Typically 90 days. If your search goes longer, we refresh it quickly. We’ll remind you before it expires.

What documents do I need to get pre-approved?

Typically: 2 years of W-2s and tax returns, 1 month of pay stubs, 2–3 months of bank statements, a government-issued ID, and information on any existing debts. Self-employed borrowers also need business returns and a year-to-date P&L. AFC will give you a precise checklist based on your loan type.

What is the difference between pre-qualification and pre-approval?

What You'll Need to Get Pre-Approved

AFC makes the pre-approval process as simple as possible. Here is what most borrowers need to submit. Your Home Finance Advisor will confirm your exact checklist at the start.

Income Documents

2 years of W-2s and federal tax returns. Most recent 30 days of pay stubs. Self-employed: business returns + YTD P&L.

Bank Statements

2–3 months of complete bank and investment account statements showing assets for down payment and reserves.

Identification

Government-issued photo ID such as a driver’s license or passport. Social Security number for credit authorization.

Current Debts

AFC pulls your credit report with your authorization. If you have existing mortgages, provide current statements.

For Investors

Schedule of real estate owned, current leases on existing rentals, and mortgage statements for all financed properties.

Gift Letters

If any portion of your down payment is a gift, a signed gift letter and transfer documentation will be required.
