Enter your home's value, what you owe, the kind of property and your credit range. The calculator shows the HELOC line your equity could support under our current HELOC guidelines: up to 90% of your home's value minus what you owe on a primary home, with lower limits on second homes and rentals. No SSN and no credit check to see your number.

HELOC calculator: frequently asked questions

How much can I borrow with a HELOC?

On a primary home, up to 90% of your home's value, minus what you owe on every mortgage and line on it. On a $500,000 home with a $300,000 mortgage, that is up to $150,000. The exact limit depends on your credit, the size of the line and the property, and the calculator above applies the same limits.

Will a HELOC change my first mortgage?

No. A HELOC sits behind your current mortgage, so your loan and its rate stay exactly where they are. You use your equity without refinancing.

Can I get a HELOC on a rental or second home?

Yes. We do HELOCs on second homes and on 1–4 unit investment properties, including ones owned in an LLC. The limits are lower than on a primary home, and the calculator shows the limit for your property and credit range.

Does using the calculator check my credit?

No. The calculator asks for a credit range, not your Social Security number, and nothing on this page checks your credit. If you ask our team to call you, they'll confirm your numbers and walk you through your options.

How long does a HELOC take, and can I qualify if I'm self-employed?

Our Approval Team handles HELOCs in-house, and most close in 3 to 4 weeks. Self-employed? We can qualify you on 12 months of bank statements instead of tax returns.
