You found a house that needs work. The numbers look good. Now the real question: do you fix it and sell it, or fix it, rent it and refinance it?
Most articles on fix and flip vs BRRRR stop at "flipping is fast cash, BRRRR builds wealth." That's true, but it doesn't tell you which one this deal supports. The answer is in the financing, and in what a Connecticut sale or refinance actually leaves you with.
The short version: Flip when the after-repair value is high compared with what the place would rent for, because the sale is where the profit is. BRRRR when the rent covers a long-term loan payment, because the refinance gives back most of your cash and you keep the property. Both start with the same short-term rehab loan, so run both exits before you buy.
Already mid-rehab and leaning toward keeping it? Our guide to refinancing out of a hard money loan in CT covers that switch. This post is for the decision before you close.
Flipping and BRRRR look alike for the first few months. You buy a property that needs work, you finance the purchase and the rehab with a short-term loan, and you renovate. The difference is the exit.
Our fix and flip loans are business-purpose, investment-only loans for non-owner-occupied properties, offered through AFC Credit Partners. They cover up to 80% of the purchase price and 100% of the rehab, capped at 65% of the after-repair value (ARV). Terms run 6 to 18 months, and loans fund in 10 to 15 business days after approval.
For the BRRRR exit, the long-term loan is usually a DSCR loan, which qualifies on the property's rent instead of your personal income. It is for non-owner-occupied investment properties only.
This is an illustrative example with round numbers, not a quote or an approval. Your numbers depend on the property, the appraisal and Approval Team review.
Say you buy a house for $600,000, put $200,000 into the rehab, and it should be worth $1,000,000 when it's done.
Connecticut sellers often pay around 6 to 7 percent of the sale price, all in. That covers the agent commission, the seller's attorney, state and town conveyance tax, and prorations. Treat that as a general estimate; your agent and attorney give you the real number.
You're done with the property, and you have cash for the next deal. A sale also usually creates a taxable gain, so talk to your CPA about how yours is treated.
Here is the catch. That $750,000 loan only works if the rent supports its payment. On a $1,000,000 house, check that before you count on the refinance; if the rent falls short, this deal is a flip.
A DSCR loan looks at one ratio: monthly rent divided by the monthly payment (principal, interest, taxes, insurance and any HOA dues, or PITIA).
So before you buy, pull rents for finished units nearby and price out the payment on 75% of the ARV. If the rent clears it, BRRRR is on the table. If it doesn't, plan to flip, or plan to leave more cash in.
The deals that pencil as BRRRRs are the ones where rent is strong compared with price, which is why investors look hard at two- and three-family homes. Our Bridgeport two-family BRRRR breakdown walks one through line by line. The higher the price, the more rent it takes to carry a loan at 75% of it.
The refinance is where most BRRRR deals succeed or stall. Four details decide it.
Many lenders make you own the property for six or twelve months before a cash-out refinance can use the new value. That means six or twelve more months of short-term interest. AFC has no seasoning requirement when the property was renovated, so the DSCR loan can close on the after-repair appraisal once the work is done.
The DSCR loan can use a signed lease or market rent from the appraisal, and the property can be vacant at closing. If the appraiser's rent schedule comes in low, comparable closed rents can be used to support it.
Our DSCR loans carry a prepayment structure: a 5-4-3-2-1 step-down or 6 months of interest. If there's a chance you'll sell in the first few years, pick the structure with that in mind before you close.
Our DSCR loans start at a 640 credit score. They cover one-to-four-unit homes, condos and townhomes, and you can close in an LLC, but you don't have to.
A flip is a race against carrying costs. Every month the property sits, you pay interest, taxes, insurance and utilities. Our fix and flip loans are business-purpose, investment-only loans, and they're built around that clock.

Neither is better for every deal. A flip makes sense when the after-repair value is high compared with the rent, because the profit comes from the sale. BRRRR makes sense when the rent covers a long-term loan payment, because the refinance returns most of your cash and you keep the property.
Yes. A fix and flip loan pays for the purchase and rehab in both strategies. In a BRRRR, the exit is a refinance into a long-term rental loan, such as a DSCR loan, instead of a sale. Fix and flip loans are business-purpose loans for non-owner-occupied investment properties only.
Our DSCR cash-out refinance goes up to 75% of the appraised value. The new loan pays off the rehab loan first, and anything left after closing costs comes back to you. The rent also has to support the new payment.
Not with us. AFC has no seasoning requirement on a DSCR refinance when the property was renovated. Once the work is finished, the loan can close on the after-repair appraised value.
Our fix and flip loans, which are business-purpose loans for investment properties only, start at 620, and below that a deal can be considered if the loan stays under 65% of the total cost. Our DSCR loans, used for the BRRRR refinance, start at 640.
