The Appraisal Red Flag Most Agents Miss

Most agents assume an unpermitted renovation is the scariest thing an FHA or CHFA appraiser can find in a house.

It isn't. An unfinished one is worse.

Unpermitted vs. unfinished

An unpermitted bathroom that's been fully completed and is livable reads to an appraiser as a completed improvement. It might get flagged for permit verification, but the space itself is functional and the appraiser can value it.

An unfinished bathroom, with exposed subfloor, no fixtures, or a shower mid-demo, reads as a livability and safety issue. FHA and CHFA guidelines are built around minimum property standards, not just condition. A home has to be safe and functional to occupy, not just legally renovated.

We saw this play out recently: a listing photo showed a shower gutted mid-renovation, no fixtures installed. That single photo was enough to flag the file before it ever got to underwriting.

What this means for your listings

If a seller has an in-progress renovation anywhere in the house (kitchen, bath, anything touching plumbing or electrical), get it fully closed out before you list for an FHA or CHFA buyer pool.

A permit pulled after the fact is a paperwork problem. An unfinished space is a valuation problem, and valuation problems kill contracts.
