Massachusetts DSCR lender

DSCR loans in Massachusetts

Your rental qualifies the loan, not your tax return. A DSCR loan is sized on what the property earns, so write-offs on your 1040 don't count against you.

Buy, refinance or cash out on a Massachusetts rental and close in your LLC. One team prices and closes it from our office in Monroe, Connecticut.

The math

How DSCR is calculated

Monthly rent divided by the full monthly payment: principal, interest, taxes, insurance and HOA.

A DSCR of 1.25 means the property earns 25% more than it costs to carry. No rent history yet? The appraiser's market rent survey (Form 1007) sets the number for a new purchase.

Monthly rent$3,000
Full payment (PITIA)$2,400

How it works

From deal to closing in four steps

01

Send the property

We run the DSCR on the spot from market rents.

02

Credit and entity

We pull credit and collect LLC documents. No income documents.

03

Appraisal and rent

The appraisal confirms market rent. Short-term rentals use AirDNA or booking history.

04

Close

In your name or your entity's, typically in 3 to 4 weeks.

Local

Massachusetts rentals, from Springfield to the South Shore

Springfield, Worcester and the Pioneer Valley two- and three-families; Boston-area condos and triple-deckers; Cape and Berkshires short-term rentals. We price the deal ourselves from Monroe, CT, not a call center.

In the higher-cost Massachusetts towns, rent doesn't always cover the full payment. That's where the 0.75 DSCR programs and a larger down payment come in.

FAQ

DSCR loan questions

What credit score do I need for a DSCR loan in Massachusetts?

660 is the minimum for our DSCR programs. Higher scores can open lower down payment and lower DSCR options.

What DSCR ratio do I need?

Our standard programs want 1.0 or higher. Certain programs go as low as 0.75 with compensating factors like stronger credit or a larger down payment, typically 30–35%.

How much do I need to put down?

Typically 20–25%. Stronger deals may qualify for 15% down programs. We'll show you the options for your scenario.

Can I qualify without rental history?

Yes. For a new purchase, the appraiser's market rent survey (Form 1007) sets the projected rent, and we calculate DSCR from that.

Can I use a DSCR loan for a short-term rental in Massachusetts?

Yes. We accept short-term rental income from AirDNA projections or actual booking history. Check your town's short-term rental rules and registration before you buy; some Massachusetts towns restrict them.

Can I close in my LLC?

Yes. Close directly in your LLC, LP, trust or corporation. There's no transfer to arrange after closing.

Can I refinance or take cash out with a DSCR loan?

Yes. DSCR loans cover purchases, rate-and-term refinances and cash-out refinances, including refinancing out of a fix-and-flip loan once the property is leased.
